Procedure to submit offer on 1036 North Bundy
To Realtors and their clients –
This property is a Probate, being sold on behalf of the decedent’s trust, by her General Trustee.
This sale does not require court confirmation; nevertheless, the same rules apply for the Buyer(s) offer, initial 10% deposit, review and receipt of disclosures and reports.
Offer to include:
· Fully executed PPA 1/06
· Copy of the deposit check – payable to The Estate of Elina V. Ostern
· Copies of evidence satisfactory cash to close – letter of credit, bank statements
· AD revised fully executed
· Additional WIN FORMS as dictated by offer
Keeping in mind that there are no loan contingencies, the General Trustee in her sole discretion may consider PPA item 2C(3) with Buyer(s) lenders pre-approval and current credit report with FICO scores from all three reporting bureaus. Verification will be performed on behalf of the Seller of loan/lender information provided.
As a consideration to Buyer(s), the appraiser will re-issue the appraisal for a reduced fee for use by any lender. This to fee be handled directly between Appraiser and Buyer.
Reports current and formerly issued – are provided as a courtesy; General Trustee, Estate and related parties are not responsible for their content or correctness.
